The role of the Head of Project Management will be to ensure assigned projects are completed within budgets and schedules while meeting client needs, business & investment objectives as stipulated in the Approved Athena project development manual. The role holder is expected to provide leadership for the Athena project management function by managing, coordinating, and organizing staff development within Athena.

Duties for the Senior Project Manager Job

• Within the first 10 days, the role holder expected to clearly understand and contribute to all project development processes and draw a work-plan to deliver all committed results. He/ she will be in-charge of responding to on-going project opportunities and constraints to adhere to plan.
• Within the first 15 days, the role holder shall review all assigned projects and maintain orderly records and documentation to allow for real time reporting and accountability to the Athena management, partners, client and investors. He/she will be in-charge of project management and supervision.
• Within the first 20 days, the role holder shall coordinate multiple & complex teams of internal staff and external consultants including architects, engineers, environmental consultants, lawyers, surveyors, contractors, tax and finance team
• Within the first month, the role holder shall continually research and stay on top of industry trends to promote innovation and seek process and quality improvements. The role holder will be expected to always expedite due diligence and securing of statutory approvals for proposed developments.
• The role holder shall coordinate design team during design and engineering phase to achieve expected results. In addition, they shall coordinate the construction management team to ensure on time and on time delivery and attend construction inspection and ensure quality control.
• The role holder shall manage project budget. This is inclusive of preparation of budgets and management of change orders and invoicing. He/ she shall ensure all are approved, contracted and paid on time to maintain progress.
• The role holder shall Prepare responses to RFQ’s and RFP’s for projects. He/ she shall solicit and manage vendor and contractor services for ongoing projects

Senior Project Manager Job Requirements

The successful candidate will exhibit the following competencies;

• Knowledge of design and engineering process sufficient to management multiple & complex teams during design and construction phase.
• An exceptional performer with demonstrated experience with budgeting and management of projects to budget.
• Ability to report project status to Athena management team, client and investors, always able to gauge if project is on budget, on schedule and meeting quality expectations
• Excellent understanding of the construction processes to the extend needed to oversee design and construction phase from an owner representative stand point
• Excellent written and verbal communication skills required to communicate to staff, consulting teams, clients among other project stakeholders
• 3-5 years’ experience in relevant field of real estate development, design or construction having successfully completed multiple projects.
• Bachelor’s degree in business management, engineering, architecture, BSC, construction management or related field.
• Excellent organizational and time management skills, ability to manage multiple tasks and project at once; detail oriented
• Flexible with work hours and can travel when required
